2024 has begun on a promising note, with rates reaching levels we saw at the end of 2022. So far this year, we’ve seen increased activity following the typical seasonal slowdown with loan applications seeing a substantial increase from the end of 2023. Analysts are optimistic about the upcoming spring market, projecting strength similar to the past two springs. Rates are expected to decrease, nearing 6%, and in some instances, are already there. With the anticipation of a strong spring market, some speculate that sellers are holding off on listing until then, while buyers are delaying their search anticipating rate drops. For active buyers, there is an opportunity to capitalize on reduced competition in the market with some sellers and buyers temporarily sidelined. It’s also a good time to list your property if you’ve been thinking about selling.

The 2023 real estate market will likely be remembered as one where the market shifted substantially from the trend of previous years. The volume of home sales declined with buyers opting out of the market due to high rates (and sellers doing the same), and the shortage of available inventory added drove prices to record high levels. The S&P CoreLogic Case-Shiller Home Price Indices reported home prices in 20 major cities are at all-time highs, led by Detroit up 8.1% from 2022, followed by San Diego (up 7.2%) and New York City (7.1%). The chart below shows year median sales price for properties sold in Hudson County neighborhoods in 2023 vs. 2022.

On a positive note, signs of a shift have emerged in the past few weeks. With the pent-up demand from buyers (especially first-time) who have been waiting out high rates and low inventory, there is a surge of activity waiting to happen. These factors, in addition to the bonus season for the finance sector in this area, lead to optimism for a strong Spring real estate season.
