The discussion surrounding interest rates has primarily focused on their lack of movement. As many individuals await a decrease, a growing number are reconciling with the current rates and deciding to list their properties. Over the past two years, the prevailing narrative has focused on reluctance among buyers to leave behind their low-interest mortgages for higher rates associated with new homes.

However, recent shifts indicate that buyers are beginning to accept current interest rates. This change may be driven by factors such as adjustable-rate mortgage resets, family growth, or a homeowner’s need for liquidity to pursue a life dream. As people adjust their expectations regarding interest rates, there has been a noticeable uptick in market movement, a trend that is likely to persist.

Mortgage lenders are witnessing steady application volumes despite higher interest rates. The majority of accepted offers are from buyers who initially stepped back, hoping rates would decline, but are now re-entering the market. If you paused your home search last year, this could be an opportune time to return and leverage your previous experience to your advantage.

Gary Keller’s Outlook

At the 2024 Keller Williams Family Reunion, Gary Keller addressed the current state of the US real estate market. With buyers hesitant to enter the market, low inventory levels are still pushing prices upward. In 2023, the average national home price reached $390K, with projections suggesting a rise to $398K in 2024. Prices are currently 9.3% above the historic trendline, which is based on an annual appreciation of 4%. It would take 2-3 years of stable prices for the trendline to realign with current pricing levels. Additionally, personal savings rates have declined as consumers continue to spend, often without making wise investment decisions that could secure their future financial success. Gary Keller recommended, “If people would just save 10%, the whole economy would straighten itself out.”
